The up to 100% Part Exchange offer is offered subject to purchasing criteria and terms and conditions as set out by Muir Homes. We reserve the right to refuse your application for the Part Exchange service.

Muir Homes will obtain two independent valuations of your property to determine a fair offer price for your existing tome. Our offer price will be based on achieving a sale within six weeks in line with the valuations. If the two valuations vary significantly, we will consult a surveyor or another expert to guide our offer.

Once you have accepted an offer, we will carry out a survey on the property and the Part Exchange sale will depend upon the results. If the survey reveals issues with the property, we will discuss a solution with you. However, if this cannot be achieved, Muir Homes will return your reservation fee after deducting the costs incurred for the survey and specialist reports.

We will market your current property while construction continues on your new home and we will arrange viewings at reasonable times with you.

Part Exchange is not available in conjunction with any other offer unless we specifically agree at the time you reserve your home.

Muir Homes does not offer financial or mortgage advice. Any example costs provided, do not include fees that may be payable to your lender (such as early repayment charges).

Our purchasing criteria

Muir Homes will only accept your property in Part Exchange when you do not have a cash purchaser. We require a sufficient difference between the value of your current property, your chosen property and demand in the market for us to consider Part Exchange.

We will only consider Part Exchange on properties that can be easily managed and marketed from one of our development locations.
